These programs are underwritten for medical careers. Qualifying medical professionals may access up to 100% financing on loans to $1 million, with low-down-payment options reaching $2 million — both subject to lender approval.
Depending on the lender, student loans may also be treated differently from a standard mortgage, PMI may be waived, and a signed employment contract may count before you have drawn a single pay cheque.
U.S. Prime Realty is a real estate brokerage, not a mortgage company. Financing comes from independent lender partners.

The amount you borrow decides which one applies. Programs that advertise no down payment cap lower than programs that ask for a small one.
Figures reflect a medical professional program reviewed at the time of writing and are not an offer of credit. Availability, limits and terms vary by lender and by borrower profile. Do not assume a nurse practitioner or physician assistant receives the same maximum financing, down payment or student-debt treatment as an MD, DO or dentist.
Standard underwriting weighs the debt you carry now against the income you earn now. For most borrowers those two numbers move together. For a doctor they do not.
A resident finishing training has an unusual shape on paper — large education debt, little saved for a deposit, and an income curve that is about to change steeply and then stay remarkably stable.
A standard mortgage sees the first half of that picture. Medical professional programs were written for the whole of it.
| Standard mortgage | Medical professional program | |
|---|---|---|
| Down payment | Typically 5–20% | Up to 100% financing on loans to $1M |
| PMI | Usually required under 20% | Options with no PMI |
| Student loans | Full payment counted | May be treated flexibly |
| Employment | Pay stubs and history | Signed contract may be accepted |
| Loan amount | Standard limits | Low-down-payment options to $2,000,000 |
General comparison only. Terms vary by lender and by borrower profile, and not every eligible profession receives the same treatment. Nothing here is an offer of credit or a guarantee of qualification.
The short version of this page, from the U.S. Prime Realty channel.
Eligibility depends on the lender and the programme, and participants must be actively practising. Programmes may include, but are not limited to:
Loan amount, financing percentage, underwriting treatment, eligibility, rate and terms vary by lender and by borrower profile. Not every eligible profession receives the same loan limit, financing percentage, rate or underwriting treatment. All financing is subject to approval. Pulled live from Google, not selected by us. We opened in 2008, while other brokerages were closing — the founder-broker still runs the firm.
You can stop after step two and still know more than when you arrived.

U.S. Prime Realty handles the real-estate side, from first viewing to closing day.
Most medical professionals we meet are moving for a residency, a fellowship or a first attending post — choosing a neighbourhood they have never lived in, often from another state. Our relocation guide covers exactly that.

Programme details vary by lender and by individual circumstances. Everything below is general information, not a commitment to lend.
Not always. Some programmes may accept a signed employment contract with a defined start date in place of pay stubs, which is why they suit residents and fellows approaching the end of training. Whether that applies to you is confirmed by the lender.
This is usually the deciding factor. Standard underwriting counts the full monthly payment against you. Physician programmes may treat education debt more flexibly — how flexibly varies by lender and by your repayment plan.
Possibly not. Some physician programs advertise 100% financing on loans up to $1 million, which means no down payment for a qualifying borrower. Larger loans, including options up to $2 million, generally do require a down payment.
Both tiers are subject to eligibility and lender guidelines. That is not a guarantee, and it is not available to everyone.
No. Options with no PMI may be available, which is one of the main reasons these programmes exist. Whether it applies to your loan depends on the programme and your profile.
Commonly physicians, dentists, interns, residents, fellows, optometrists, podiatrists, nurse practitioners, nurse anesthetists and physician assistants — while actively practising. The list and the treatment each receives varies by lender; not every eligible profession gets the same loan limit or terms.
These programmes are generally written for a primary residence. Occupancy requirements are set by the lender and confirmed before you apply.
